Virtual staging
We furnish empty or dated rooms in a style that suits the home and its likely buyers, from warm traditional to spare modern. Each staged image is marked "Virtually staged" and delivered next to the empty original, so buyers and your MLS see both.
Twilight conversions
A daytime exterior becomes an evening scene: a dusk sky, warm windows, the porch lit. Only the sky, the light and the windows change. Twilight edits are labeled as a virtual twilight wherever the listing appears.
Photo enhancement
Exposure, color balance, vertical lines, lens correction, window views and sky replacement on overcast days. We remove clutter and temporary items when you ask.
What we never change
- Permanent features: walls, fixtures, flooring, views and the building itself.
- Defects, damage, or anything a buyer would want to know about.
- Room sizes or proportions.
Advertising in any medium may not be misleading, and in Illinois that rule is written into the Real Estate License Act (225 ILCS 454/10-30). Labels and originals keep every image on the right side of it.
Questions about staging
Is virtual staging allowed on listings?
Generally yes, when it is disclosed. Many MLS rules require staged images to be identified, and misleading ads are prohibited, so we label every staged image and deliver the empty original with it.
What does a twilight conversion change?
The sky, the light and the windows. The building, the landscaping and everything permanent stay exactly as photographed.
Which rooms are worth staging?
Usually the living room, the primary bedroom and any room whose purpose is not obvious when it is empty. We recommend rooms after we see the photos.
Can you stage photos taken on a phone?
Often, if they are sharp, level and well lit. We tell you before starting if a photo will not stage cleanly.
Do you use AI?
Some edits use AI tools. Any image where AI changed the content is identified as AI-assisted, and a person reviews every image before delivery.
