The difference between the packages is craft and touch versus automation and speed. The AI Autopilot package at $595 is automated and self-serve. You enter the details and upload your own photos, and the system builds the comparative market analysis, the website, the photo optimization, and the search work, then an affiliated licensed agent places the listing on the MLS. It is the fastest and lowest cost option. The Showcase package at $1,500 and the Managed package at $1,750 are human and custom. A professional photographer shoots the property on-site, a person builds and tunes a custom website, and a person coordinates the listing. They cost more and take a little longer, and they deliver a higher level of craft. The Managed package adds the MLS listing, active coordination, ongoing edits, and traffic monitoring.
What none of our companies guarantee: at no point does Sell Chicago Properties, or any company that works with it, including MFV RE, LLC, Omega Business Consulting, LLC, and any affiliated licensed agent, guarantee a sale, a price, a timeline, search rankings, traffic, or leads. The deliverables listed for each package are what is provided.
A typical full real estate commission is about five to six percent of the sale price. On a $400,000 sale that is roughly $20,000 to $24,000. A flat marketing fee of $595 to $1,750 can save thousands to tens of thousands of dollars compared with a full commission, while still giving your property professional marketing and, on the MLS packages, exposure to the agent network. Savings depend on your sale price and on whether you choose to offer a buyer agent commission, and savings are not guaranteed. Use our seller net proceeds calculator to estimate what you keep.
As part of every package, we can reach out to local real estate agents using publicly available contact information and invite them to tour your property and bring their buyers. It is a simple way to put your listing in front of the agents who are already working with buyers in your area. See the agents and brokerages we work with on our Realtors We Work With page.
Tell us about your property and your goals, and we will point you to the right package. Every inquiry is confirmed by email, with no obligation.
Three. The Showcase package at $1,500 includes professional photography, a dedicated showcase website, and search engine optimization on a best-effort basis. The Managed and MLS package at $1,750 adds an MLS listing placed by an affiliated licensed Illinois agent, coordination, ongoing edits, and traffic monitoring. The AI Autopilot package at $595 is an automated self-serve listing with an AI comparative market analysis in minutes, an auto-built website, AI photo optimization, automatic search engine optimization, and an MLS listing in three to four business days through an affiliated licensed agent.
The Managed and MLS package at $1,750 and the AI Autopilot package at $595 both include an MLS listing. In Illinois only a licensed real estate broker can enter a listing on the MLS, so the MLS entry is performed by an affiliated licensed Illinois agent, not by Sell Chicago Properties, which is not a brokerage. The Showcase package at $1,500 does not include an MLS listing.
No. At no point does Sell Chicago Properties, or any company that works with it, guarantee a sale, a price, a timeline, search rankings, traffic, or leads. For Sale By Owner carries a higher risk because a licensed real estate professional is not managing the transaction.
A typical full real estate commission is about five to six percent of the sale price. A flat marketing fee can save thousands to tens of thousands of dollars compared with that, depending on your sale price and whether you choose to offer a buyer agent commission. Savings are not guaranteed and depend on your transaction.
For Sale By Owner carries a higher risk. Because a licensed real estate professional is not managing the transaction, the owner is responsible for pricing, showings, negotiation, contracts, disclosures, fair housing compliance, and closing. These packages are marketing and presentation services. The MLS listing on the Managed and AI Autopilot packages is placed by an affiliated licensed agent, and a separate listing arrangement with that licensed agent may be required.
Sell Chicago Properties, MFV RE, LLC, and Omega Business Consulting, LLC provide marketing and presentation services only. These packages were developed with input from licensed Illinois real estate professionals. This page is general information and not legal, tax, financial, brokerage, or appraisal advice. The binding terms for each package are those in the agreement you sign up for on that package page, which controls in the event of any conflict with this summary.
